Royal Plaza

Just the other day, I got a sneak preview of the Royal Plaza Condominiums in downtown Boise. It is still very much under construction inside, but from the street it looks complete and some of the units are finished. There are six units available starting at $524,000 for a 2 bedroom, 2 bath, 1,300 square foot condo on the fourth floor. There is also a private, covered parking space available, although it is unclear if it is an extra $20,000 or if some of the units included one in the purchase price (both scenarios show up in the MLS).

What really impressed me about the building are the construction techniques used to make it safer, quieter and more comfortable. One of the concerns of living in a downtown condo is hearing your neighbors through the wall or hearing the traffic from the city streets. The Royal Plaza has solved this problem with a steel and concrete structure that seals each unit off as if you were still on your acre lot in Eagle.

Besides the obvious access to all of downtown Boise by foot, the Royal Plaza features a number of different amenities. From the Royal Plaza website, these include the following:

  • On-site concierge
  • Room service, private catering
  • Airport shuttle provided by the Owyhee Plaza Hotel
  • Residents only exercise facility
  • Large additional, private storage
  • Private secure parking
  • Concrete and steel construction
  • Secure entry

The units themselves were as I expected them: tall ceilings, lots of light and high end finishes from the counter tops and cabinets to the hardware and trim. The floor plans all flow nicely and the decks (only on certain units) have enough space to entertain outdoors. If you need more outdoor space, the rooftop patio has great views of the foothills and the rest of downtown.

It is difficult to get a grasp on how they fit price-wise because there are so few condo developments in which to compare them. The current downtown Boise condo market includes Blvd. 255 (above the Grove Hotel), The Tower Plaza, The Veltex, and CitySide Lofts. Unfortunately, none of these other buildings have much in common with the Royal Plaza besides location. So, it will be interesting to see how quickly the remaining available units will sell.

If I were in the market for a downtown Boise condo, Royal Plaza would be at the top of the list, but for now I still want my backyard. However, if you are in the market for a condo and would like to take a look at the available units in the Royal Plaza, email or call me and I will set up a tour.
