In order to qualify for a 1% rebate from CityBurb.com, you must meet all of the following criteria:
- A CityBurb.com agent must be your exclusive representative. You will be required to sign an Exclusive Buyer’s Representation Agreement with CityBurb.com.
- A CityBurb.com agent must not have shown you more than eight homes total, or taken you on more than two showing trips. For example, if you look at three homes on Monday night, then look at three more on Tuesday night that would constitute two showing trips even though you haven’t yet looked at more than eight homes.
- The home you purchase must be offering a three percent commission to a buyer’s agent to receive a full one percent rebate. If the commission is between two and a quarter percent and three percent we will pro-rate your rebate. We cannot provide a rebate if a seller is offering less than two and a quarter percent.
- The rebate percentage is based off of the sales price of the home minus any seller paid closing or prepaid costs or incentives. For example, if the purchase price is $175,000 and the seller is paying $5000 towards the buyer’s closing costs, the rebate (assuming a three percent commission) would be $1700, not $1750.
- You must have already spoken with a mortgage lender or have financing in place when writing an offer and the lender must be made aware of the rebate program.
- Your mortgage lender must allow you to receive a rebate. Many 100% financing programs won’t allow buyers to receive money back at closing so your rebate may not apply.
We understand that many buyers have different service needs and we are happy to work with all situations. We are also willing to show you as many homes as is necessary to find your perfect home. However, if you don’t meet one or more of the above criteria, we cannot offer you a rebate.
