Seller Questions:
- Will other agents show my house to their clients if I list with you?
- One of the unique features of our company is that we have managed to create a business model that allows our clients to save some of their equity without requiring more work from cooperating agencies. We require that all of our sellers offer at least a 3% fee to a buyer’s agent. This amount is listed in the MLS on your listing and is the norm in this area.
- What is a CMA?
- A CMA is a Comparative Market Analysis. It is also known as a BPO or Broker’s Price Opinion. A CMA is used to determine the most likely selling price for your home by comparing similar homes that have sold recently, are currently under contract and are currently for sale. We provide a CMA for all of our selling clients, if requested.
- Do you hold open houses?
- The short answer is no. For most resale homes, an open house is not an effective way to sell a home. However, we will help you hold your own open house by providing signage, advertising and set-up tips.
- Will a CityBurb.com Agent help me calculate the cost to sell my home?
- Yes. We provide a Net Proceeds Sheet for all of our seller clients that lists the estimated cost of selling your home.
- What is a lockbox?
- A lockbox is an electronic box that allows other real estate agents and appraisers to access a key to your home without you needing to be there. The lockbox requires a code that records the agents name, phone number, email address, office information and the time and date of the showing. Lockboxes offer a secure and convenient way for sellers to have their homes shown.
- What is the maximum amount of time that a property can be listed?
- We will keep a property listed as long as is needed for it to sell.
Buyer Questions:
- If I've been working with an agent from another brokerage, can I still get a buyer rebate from CityBurb.com?
- In most cases, no. If you have an active buyers representation agreement with another brokerage, we cannot help you for legal reasons. If you don’t have an active buyers representation agreement with another brokerage, but an agent has shown you homes, we cannot help you with any of the homes they have shown you for ethical reasons. Otherwise, we would be happy to work with you to qualify for a buyer rebate.
- What is the difference between being pre-qualified for a loan and being pre-approved for a loan?
- Being pre-qualified for a home loan is a quick way to determine how much home you can afford based on income, debt and credit figures that you provide the home lender. The lender does not verify this information. Being pre-approved for a home loan generally means that the lender has verified your credit scores but not your income or debt. We suggests that all buyers talk to a lender before starting their home search and have their credit, income and debt verified before they start an offer on a home.
- What is Earnest Money and how much should I pay?
- Earnest Money is a conditionally non-refundable deposit that a buyer pays when writing an offer on a home. These funds are put on deposit with either the responsible broker or an acceptable third party. The funds are used to show the seriousness of a buyer’s offer. In our area, the amount of earnest money depends on the price of the home and the buyer’s financing. In most cases, 1% of the home price is sufficient, but more or less may be offered. The earnest money that is put on deposit is credited to the buyer at closing.
- Do you do a CMA for Buyers?
- We will do pricing research for our buyers when writing an offer, but we do not prepare a full CMA.
- Can I make an offer on a house that is not for sale on the MLS?
- There are many homes for sale that are not on the MLS. We can help you pursue these homes; however, depending on the compensation offered by the seller, we may have to require payment from the buyer. We will be happy to discuss particular properties on an individual basis.
- I’m getting 100% of my financing from a lender; can I still get a rebate?
- In most cases, we can find a way for you to receive you rebate. However, some financial institutions won’t allow a buyer using 100% financing to receive a rebate. If this is important to you, please discuss it with your lender before writing an offer.
- How long does the property have to be off the market to be re-listed as new?
- MLS listings can be re-listed immediately, resetting the days on market. However, the history of a particular listing can be researched to determine how long it has actually been on the market.

- Are you a member of the National Association of Realtors?
- All of our agents are members of the National Association of Realtors and abide by the NAR Code of Ethics.
- Can you help me buy, sell or lease commercial properties?
- At this time, we are not set up to handle commercial transactions.
- Why is there such a big difference in taxes on a listing?
- Property taxes differ because of different areas (Boise vs. Meridian), county assessments and the presence or lack of a homeowner exemption. There may also be an error in the listing. If you have a concern about the taxes on a particular property, we will be happy to research it for you.
- Do you work in the evenings and on weekends?
- Yes, but by appointment only.
- What is the MLS?
- The Multiple Listing Service provides the real estate industry with a single database to advertise and search for real estate for sale.
