SELL

The thick of it…

The number one way a buyer and seller are united in a real estate transaction is through real estate agents who cooperate.  Plain and simple: the mighty MLS (Multiple Listing Service – a database of all homes currently for sale).  Generally, real estate agents help buyers find their dream home by searching the MLS and are paid commission for their efforts.  If your home isn’t on the MLS, it won’t have a snowflake’s chance of getting shown by any real estate agents.  If you don’t offer compensation to outside agents, they won’t show your home either (would you work without a paycheck?).  If you do not include quality photographs of your home, agents will assume that something is wrong with it.  Through years of real estate practice, we have learned these lessons (and many more…) and now we have the opportunity to save you from having to learn them the hard way.  We have put together the best possible package to help you get your home sold.

CityBurb provides its selling clients with the following:

  • Comparative Market Analysis (CMA), using similar properties that have recently sold in order to help guide you to a pricing decision
  • Entry into the Intermountain MLS, along with over 14,000 other properties searched by over 4,200 real estate agents daily
  • A professional yard sign with our phone number (answered 12 hours a day) and web address (so buyers can look up information about your home 24 hours a day)
  • An MLS lockbox allowing all licensed real estate agents to preview and show your home to potential buyers
  • A professional photographer that will provide 10 digital still photos and 4 virtual tours of your home (the kind that make you feel like you were there)
  • A personalized website account that lets you track the showings of your home, feedback from potential buyers, and current competition in your area
  • Professional representation from the time we receive a contract until the closing of the transaction (to ensure you get your cash)

What’s the catch?

There’s always a catch.  A typical real estate agent will generally charge you 5-7% for these services.  The fee for the Property By Owner company is around $1000 and they don’t offer MLS access (*cough* 4,200 agents working for you *cough*).  CityBurb has found a comfortable spot in the middle: charging $2000 if paid up front or $3000 if paid at closing for homes priced up to $500,000 and $4000 if paid up front or $5000 if paid at closing for homes priced over $500,000.  We also ask that our sellers offer a minimum of 3% to a buyer’s agent. How does this compare to the Old School (traditional brokerages)? Check out our Seller Policy to find out.
